Snow and Ice Removal

What do you need to know about removing snow and ice?

Brrr! Winter is coming, and with that comes ice and snowstorms. Do you know who is responsible for snow removal at your rental? How about how to most easily remove snow from your property? We’ve compiled a list of our snow removal policies and tips to help you stay safe in this weather.

Who is responsible for snow removal?

In general, for properties with more than twelve units, MiddleTown will remove snow and ice from parking lots, driveways, and walkways. This does not include shoveling between vehicles. Please note: if conditions are too severe, our crews will not be able to make it out for snow removal until the conditions improve.

If you live in a property with less than twelve units, you are responsible for snow and ice removal. If you aren’t sure about your property or want further information, check Section 1.23 of your lease or Section 2.9 if you signed before the fall of 2023.

I’m responsible for snow removal. How can I make it easier?

Snow and ice removal can be not only a pain, but also dangerous if not done properly. Here are some of our tips to make the process safer and easier.

Preventative Care

Keep an eye on the weather. Don’t let a snowstorm blindside you. Check weather apps and local alerts to determine whether there will be icy or snowy conditions in your neighborhood that could require you to remove snow and ice.
Cover your vehicles, driveway, or sidewalk with a tarp. Once the storm is over, you can remove the tarp and dump the snow in your yard for much easier removal.
Salt BEFORE the storm. This will help prevent ice from forming in the first place and improve your traction and safety later when you shovel.

Speaking of ice and salt...

When to Use Rock Salt

Rock salt (sodium chloride) lowers the freezing point of water. If it’s colder than 32 degrees outside, which is the temperature at which water normally freezes, you can unfreeze ice by applying salt.

Sodium chloride works best between 15 and 32 degrees. For lower temperatures, you can use commercial ice melts designed to lower the freezing point of water even further, such as products containing magnesium chloride or calcium chloride. These products are usually more effective and environmentally friendly but also more expensive.

Therefore, if the weather forecast is 32 degrees or lower, you should consider salting before the storm.

How to Use Salt or Other Deicers

Whether you spread salt before the storm or after you shovel snow, use these tips to be as effective and safe as possible.

Wear gloves. This will both keep your fingers warm and prevent possible irritation caused by the products if you are spreading the salt by hand.
Use a fertilizer rotary spreader if you have one to make the job easier. This will take less effort on your part and make sure the salt is applied evenly!
Spread the salt as evenly as possible in a thin layer. Do not create big piles or lumps of salt as this is less effective.
Do not spread on grass or flowerbeds. This can cause harm to the soil and plants. Additionally, keep your pets from walking on the salt . If they lick salt off of their paws, it could cause them to become sick.
Wait about thirty minutes for the ice to become slushy after salting , then scrape it off to prevent refreezing.
Don't over salt . Chloride compounds are not the best for the environment, so try to apply only as much as you need to make sure that the area is safe and walkable. Too much salt can also contribute to corrosive concrete damage, garden/yard damage, and pet sickness at your property.

Shoveling Tips

Shovel into your yard, not the street! It is illegal to shovel snow into the street in Indiana as it can cause the roads and sidewalks to be unsafe for drivers and pedestrians. For more information, contact the Muncie Street Department or visit here .
Don’t heap snow on foundation walls or against wood. This can cause water damage, especially if the water refreezes and causes cracks to widen.
Use cooking spray or WD-40 on your shovel. In conditions where snow sticks to your shovel, you can use cooking spray or lubricant to prevent sticking.
Shovel sooner rather than later to prevent ice from forming and snow from getting packed down. You may even find it easier to shovel a few times during the storm rather than all at once.
Remember to bend your knees and lift with your legs while shoveling! Don’t hurt your back. If you can, push the snow rather than lifting it.
If you have a leaf blower but not a snow blower, you can use the leaf blower for snow removal. Aim it at an angle toward the snow and blow the same direction that the wind is blowing in a side-to-side sweeping motion. This will work best on light, powdery snow that has not been packed down.
Use sand or kitty litter after you are done shoveling as a traction aid. Keep you and your family safe from slips and falls by putting down a traction aid once you are done shoveling.

What if I need help removing snow and ice from my driveway?

We understand that not all tenants may be physically able to remove snow due to injury or disability. Luckily, if you are responsible for snow removal but need help, there are many lawn care businesses in Indiana at your disposal.

Prevent Your Pipes from Freezing

Don't let your pipes freeze this winter!

As the temperature gets colder, it's important to keep your pipes from freezing. If your pipes freeze, they can swell, crack, or burst, causing expensive damage to your rental.

To help you during the winter months, we've compiled a list of tips on how to prevent frozen pipes and what to do if they do freeze!

How to Prevent Frozen Pipes

Let cold water drip from faucets. Running water through the pipes, even just a trickle, can help prevent them from freezing.
If you plan to be away during cold weather, make sure to set your thermostat to no lower than 55°F. Setting your thermostat too low will cause there not to be enough warm air to keep your pipes from freezing.
Keep the thermostat set to the same temperature during the day and night. If you usually turn your thermostat down to sleep, this could cause pipes to freeze overnight.
Open kitchen and bathroom cabinet doors to allow warmer air to circulate around the plumbing. This is especially important if your sinks are on an exterior wall.
Keep garage doors closed, especially is there are water supply lines in the garage. Allowing cold air to reach the pipes could cause them to freeze.

If you turn on your faucet and only a trickle comes out, you might have a frozen pipe. You must be careful when thawing the pipe, because if the pipe has already burst, water will come flowing into your home.

If your pipe has broken, you will need to turn off the water at the main shutoff valve. This is located at the water meter or where the main line enters the house. If you cannot shut off the main water valve on your own, please contact the water company or MiddleTown for assistance.

As long as the pipes did not burst, you can attempt to thaw your pipes by following the steps below.

How to Thaw a Frozen Pipe

Turn on the faucet. As you thaw the pipe, the water will need to be able to flow through. Running water will help to thaw the pipe as well.
Apply heat to the section of the pipe. This can be done by using an electric heating pad around the pipe, an electric hair dryer, or a portable space heater. You can also wrap towels soaked with hot water around the pipe. DO NOT use a blow torch, kerosene or propane heater, charcoal stove, or any device with an open flame. The high heat can damage the pipes or cause a fire. Please always use caution with space heaters!
Apply heat until the full water pressure is restored. Check all other faucets in the home to see if you have any additional frozen pipes.

What is mold, and how can you prevent it?

While we make every effort to keep our properties free of organic growth like mold, certain conditions can cause this type of fungi to grow. It is important to understand what mold really is and how to prevent it from forming in your rental. By following our steps below, you can help to keep your home free of organic growth!

What is Mold?

Mold is microscopic fungus that is present almost everywhere, both indoors and outdoors. Mold spores may be found lying dormant on surfaces and cause little problem unless conditions are present that cause the spores to germinate and grow mold. Outdoors, mold growth is a vital part of the ecosystem. Unless there is the significant moisture content, nutrients, and the correct temperature, mold should not grow indoors.

Mold Misconceptions

Mold testing is always necessary - If you notice organic growth, you should assume that it needs to be removed even without conducting a mold test. Mold testing can be expensive and does not always provide useful information. This is especially true since research on the relationship between mold exposure and health effects is still ongoing, meaning that there is no standard definition by either the state or federal government about which types of organic growth are harmful and in what air concentrations. Because of this, it can be more efficient to direct resources toward preventing and removing the growth rather than toward testing. All mold, mildew, or other types of organic growth forming indoors should be remediated regardless of type.
Toxicity is related to mold color - Many believe that all black mold is deadly; however, this is a popular misconception. Molds come in a variety of types that can cause health effects that vary in severity. Mold types associated with higher health risks may not be identifiable by color alone, and these types may not be the color you expect. For example, Stachybotrys chartarum , a type of mold that can produce mycotoxins, can be black or green in color. Again, you should always take steps to remove and prevent all organic growth regardless of color.
Mold will make everyone sick in the same way - Some types of organic growth aren't as associated with sickness. If you happen to come into contact with a more toxic mold, you may experience some flulike symptoms such as a runny nose, congestion, or a cough. If you have asthma, allergies, or are otherwise immunocompromised, it is especially important that you know how to take care of organic growth as it can aggravate these pre-existing conditions. Even if you don't feel sick, if you discover organic growth in your home, it needs to be properly removed.

How can you tell if mold is present?

In short, you can't determine if mold is present just from looking at an area where you think it might be. There are certain signs to look for that can indicate organic growth, but these signs do not guarantee its presence—they can only assist in its identification.

Discoloration - Mold can be many different colors, including black, white, red, yellow, blue, green, or violet. Mildew is nearly always white in color. It is important to note that not all discoloration is mold. Discoloration can be caused by many different factors, including smoke and stains.
Smell - When mold or mildew is present, there is sometimes a musty or earthy smell that accompanies it. Not all molds will create this smell.

Preventing Mold and Other Types of Organic Growth

It is important to control moisture and keep your home dry to prevent mold, mildew, and other types of organic growth from forming. They will only grow if there are conditions favorable enough to cause germination.

Report all leaks, signs of excessive moisture, or possible mold to MiddleTown Living as soon as possible. Any leaks that are left unattended could provide the moisture that mold and other types of organic growth need to grow. Having leaks repaired and excessive moisture remediated as soon as possible can aid in preventing organic growth. If you notice discoloration or a musty smell, let our office know by submitting a work order either through your online portal or by calling our offices at 765-289-7618.
Keep your apartment or house as dry as possible. Be aware of the different activities that can cause moisture in your rental and how you can prevent them.
Properly ventilate your unit. Proper ventilation is an important part of keeping your unit dry and free of excessive moisture.
Open windows and use fans to circulate fresh air through your rental on dry days.
Use the bathroom fan when showering and be sure to leave it on until all excess moisture is vented.
Use exhaust fans when cooking and while the dishwasher is running. Allow the fan to run until all excess moisture is vented.
Do not block any heating, ventilation, A/C ducts, or your laundry system . It is important to keep these areas clear.
When it is damp or rainy, keep windows and doors closed. Moisture can enter during these conditions.
Maintain a temperature of between 55°F and 80°F within your rental at all times. Mold and other types of organic growth need the proper temperature to grow.
Clean and dust your rental on a regular basis. Keeping your rental clean by dusting and vacuuming can remove mold-causing dirt and debris.
Wipe down surfaces that accumulate moisture. Countertops, windows, window sills, and glass doors should be wiped down when moisture builds up.
Be careful when doing the laundry. Check for condensation build up when using hot water. Make sure that the dryer vent is operating properly and that you are cleaning off the lint screen with every use. Do not leave damp clothes to lie around.
Clean up spills and stains as soon as they occur. Leaving water or moisture, such as pet urine, to accumulate can cause excess moisture and therefore organic growth.
Do not overfill closets or storage areas. Keeping these spaces ventilated can help prevent growth.

While you can use cleaning products to clear mold and other organic growth, the problem can persist if conditions or activities that cause moisture are not eradicated. To completely get rid of the mold or organic growth, you must monitor the moisture levels in your unit to prevent the germination process.

Our Maintenance Request Process

Our residents are able to submit maintenance requests for any issues that may have in their unit. Our dedicated maintenance staff can help to resolve any problems that you may be experiencing. We are happy to help get your rental up and running again!

Submitting Maintenance Requests

There are two convenient ways our residents can submit work orders to MiddleTown Living: submit a work order using the online AppFolio resident portal, or call the office for your location to have a work order submitted on your behalf.

To contact our offices:

During office hours, please call 765-289-7618, select the option for your location, then select the option for current residents.
For any after hours emergencies, please call our emergency maintenance line at 765-587-0280.

To submit a work order online, follow these steps:

Log onto your AppFolio online portal.
Go to the “Maintenance” tab on the side menu.
Click the “Request Maintenance” button.
Fill out the prompt with as much detail as possible. The details you provide help us to address your issue accurately and efficiently. You can add pictures as well.
Click “Submit Request.” This sends your work order to our maintenance queue.

Under the "Request Maintenance" section, there will be a list of your work orders. You can use this list to keep track of the work orders you have submitted and see any updates that are added to the work order.

Emergency Maintenance

We are always available for any emergency maintenance requests you may have! We ask that you please call the office for your location during office hours or use the emergency maintenance line after hours to submit an emergency work order—submitting it online through the AppFolio resident portal will only put the request in our maintenance queue.

For after-hours requests, please call our emergency maintenance line at 765-587-0280.

Only certain maintenance requests are classified as emergencies. Please see the list below for maintenance requests that would qualify.

No heat if the outdoor temperature is below 50 degrees
No air conditioning if room temperature is above 85 degrees
Fire ( ALWAYS call 911 first before calling MiddleTown in the case of a fire)
No electricity
Gas leak (or the smell of gas)
Entry door will not open or shut
Clogged toilets (must be all toilets if you have more than one) or clogged kitchen sinks
No hot water
Water leak causing damage or flooding
Any situation endangering your health or safety

Duplicate and Cancelled Work Orders

We ask that you please do not submit duplicate work orders for the same issue, as this can increase our volume and slow our response times. Only one person per unit needs to submit a work order for the same issue as well. While we understand your urgency, this helps us to operate more efficiently.

If your work order is cancelled in the system, it may be because it is a duplicate. We also condense work orders for efficiency as well, so the maintenance item could've been moved to another work order to be addressed together. If you have any questions as to why a work order was cancelled, please call the Resident Services office.

Resident's Responsibility

There are some maintenance items that are the resident's responsibility to handle throughout the lease term per the lease. This includes, but is not limited to:

Changing the batteries of smoke detectors and testing them throughout the residency
Clearing the plumbing lines unless there is a defect or malfunction of plumbing equipment
Treating and exterminating any pests
Doing lawn care and snow/ice removal at certain properties (reference your lease for details for your property)

Failure to complete the maintenance you are responsible for could result in charges per your lease.

Work Order Charges

If certain maintenance issues are found to be the fault of the resident due to negligence or misuse, the resident can be charged for the repair per Section 1.10 of your lease (or Section 2.5 of leases signed before the fall of 2023). These charges will be added to the resident's account and will be payable upon receipt of the invoice.

Maintenance Surveys

Once a work order has been completed in our system, you should receive an email asking you to fill out a maintenance survey. We ask that you please complete these surveys as we use them to refine our maintenance processes and address any concerns. Your feedback is valuable to us!

If you had a great experience with one of our maintenance staff, please let us know in the survey by mentioning their name! We would be happy to give them recognition on your behalf.

Moving Costs

Moving can be a costly experience. According to Forbes , the national average cost of moving within 100 miles is $800 to $2,500. This average increases to $2,200 to $5,700 when traveling more than 100 miles to your new home. You can save on some of these costs by refraining from hiring movers and transporting all of your belongs yourself, but you will still likely need to rent a moving van. Moving van rentals can cost hundreds of dollars depending on the size of van needed and the length of time you will need it.

In addition to the cost of moving itself, you will likely need to pay new application fees and a new security deposit or redecoration fee. Application fees are typically anywhere from $20 to $60 per applicant. Security deposits are almost always equal to at least one month of rent. With all of these fees and costs added together, it could cost hundreds to thousands of dollars total to move to a new rental.

If you'd like to move to another location in Indiana, we've got you covered! Our current residents can move to another one of our properties without reapplying and paying for a new application fee. While we will need to re-income verify you to ensure you qualify for the rates associated with your new place, our dedicated leasing staff can make the process quick and easy for you! If you choose to move locations, our Redecoration Fee is also typically much cheaper than a security deposit.

Final Dispositions

Once you fully vacate your unit at the time of move out, you will be receiving a final disposition that lists any remaining charges or credits on your account. This can include remaining balances for unpaid rent and fees and/or additional charges from move out to cover damages beyond normal wear and tear.

Final Dispositions

When you have vacated your unit, one of our dedicated staff members will come and complete your move-out inspection. This inspection is done after you move out for an uninterrupted process. We recommend that you also perform your own inspection for your personal records before vacating. The move-out inspection will list any additional damages for items beyond normal wear and tear that will need to be charged to your account.

Once the inspection is completed, our team will send out a final disposition that lists each itemized charge. These charges could be for any unpaid rent or fees throughout the course of your lease and/or additional charges determined through the move-out inspection. You will need to pay these charges as soon as possible upon receiving your final disposition. Here is an example of what those charges could look like:

Credits

You may have credits on your account that will be issued in the form of a refund check. These credits could be due to prepayment that was not used for charges. You could also receive a refund of your security deposit if you signed your lease after October 2023 or if your property was taken over by MiddleTown in the middle of your lease and came with that form of deposit.

It is imperative that we have a forwarding address on file to send any refund checks to—MiddleTown cannot direct deposit refunds into your account. Please supply your forwarding address to our Resident Services department before moving out of your unit.

Disputes

We recognize that mistakes can be made and allow our residents to contact us with any disputes they have regarding their final disposition. We ask that you please email your disputes and any images that may support them to residentservices@middletownpg.com.

Avoiding Move-Out Charges

Save money and avoid charges with our tips!

When moving out of your unit, it is important to understand the possible move-out charges that could be added to your account once we complete our move-out inspection. Many of these charges are easily avoidable with minor maintenance and cleaning before vacating the unit.

How to Avoid Move-Out Charges

There are simple ways to avoid the most common move-out charges and save your money—see our list below!

Replace any broken/non-functional items such as lightbulbs, outlet covers, drip pans on stoves, vent covers, blinds, etc. that have been damaged during your residency.
Clean all surfaces in the kitchen and bathroom including countertops, refrigerators, inside of cabinets, toilets, showers, bathtubs, etc.
Take all unwanted items to the road for trash pick up. You will be charged for any remaining trash if it has to be removed from the house, porch, or yard.
Vacuum and sweep all floors after everything is out of your unit. Consider shampooing the carpets if you have any heavy stains or pet damage.
Spackle any holes left in the walls from nails, thumb tacks, and/or screws.

What are possible move-out charges?

Section 3.1 of your lease outlines possible move-out charges that could be added to your account if there is more damage or cleaning necessary than what is covered by your security deposit. The chart below shows the minimum that could be charged for each occurrence.

Move-Out Inspections

Move-out inspections occur after the resident(s) has vacated the unit to provide a non-disruptive inspection. We recommend that you complete your own move-out inspection before fully vacating the property and turning in your keys for your own records.

Final Dispositions

Final disposition letters are sent out after you have vacated the unit, listing any charges and/or credits on your account. You can learn more about final dispositions on our blog, linked here.

Stay cool by maintaining your HVAC system.

The weather is getting warmer, which means about that time to turn on your air conditioner! We depend on our HVAC systems to keep us cool inside of our homes. It's imperative to properly maintain this system, so that it's ready to work when it's needed most. Whether you have central air or a window/wall unit, making changes in the use and maintenance of your system can help to extend its life and help to keep you cool!

HVAC Tips

Use the "auto" fan setting.
Most thermostats have both an "auto" and "on" setting. The "auto" setting only runs the fan when the heat or air conditioning turns on, instead of having the fan running the entire time. Running the fan less frequently will help to extend the life of your HVAC unit.
Do not set your system to an unreasonable temperature.
While everyone has different temperature preferences, it's important that you recognize that your HVAC system has its limits. Setting your air conditioner to a reasonable temperature helps to keep it from burning out. Many HVAC companies recommend following the 20 degree rule: your AC should be kept at no more than 20 degrees lower than the temperature outside.
Change/clean the filter.
You will need to change or clean the filter of your HVAC system or window/wall unit at least every 3 months to keep your system working as efficiently as possible. Dirty filters restrict air flow and cause the system to work harder than necessary.
Keep the area around your AC unit clear.
Whether you have an outside central air unit or an indoor window/wall unit, keeping the area around your HVAC system clear helps the system to circulate air. Remove any debris or items from around your unit to keep the air flowing freely.
Report problems when they occur.
Have you noticed that your HVAC unit is making strange noises or not working as well as it should be? Let us know! Allowing your HVAC system or window/wall unit to run while it is broken can cause further damage.

Patio and Balcony Policies

Steer clear of lease violations during the warmer weather!

With warmer weather ahead, we know our residents are excited to use balconies, patios, and outdoor common areas when spending time outdoors. While we want our residents to enjoy these spaces, they come with a set of rules for safety and overall appearance of the property. See our policies below for more details on how you are able to enjoy these areas!

Patios and Balconies

There are items that are prohibited from being placed on patios and balconies to keep the property looking its best year round. Clothing, laundry, rugs, signs, and other articles should not be hung on balconies, patios, or over doors. Only furniture that is designed for outdoor use is permitted on balconies and patios—please refrain from putting overstuffed furnishings, bedding, etc. in these areas. No items should be dropped or thrown over balconies.

Grills

To keep our residents safe and adhere to local fire code, all grills are prohibited from being placed on balconies. They can be used on patios, but they must remain 10 feet away from the property. When in use, grills should be attended at all times.

Doors and Decor

Nails should not be driven into any wooden doors or frames. If damage is caused to exterior doors by adhering items to the door, it will be the financial responsibility of the resident. Please be cautious when decorating doors and the areas around them. Exterior holiday lights or decorations should be promptly removed after the holiday is over.

Other Spaces

There may be basements, attics, and roofs that are accessible at the property. Residents are prohibited from entering these areas and should not be using them for storage or habitation. If laundry facilities are located in the basement, residents are permitted access for laundry purposes only. There are also some properties where bedrooms are located in the basement that are exceptions. Common hallways and common lawn areas should also be kept clear of personal items.

Fire Safety

Keep yourself safe during a fire!

While we hope it never happens, a fire could occur at your rental. We want our residents to remain safe in the event of this type of emergency. If a fire does happen to occur, please follow the steps below.

Get yourself to safety. We know your belongings are important to you, but it is most important to get yourself to safety in the event of a fire. If you live in a complex with an elevator, do not use it—only use the stairs . Once you are out of the building, do not go back inside for any reason.
Call 911. Once you are in a safe location, please call 911 as soon as you are able. The proper emergency personnel will be able to respond to the fire quickly and help prevent the fire from spreading as well as help any individuals who may need medical attention.
Alert someone from MiddleTown. We should be the second call you make, as it is imperative that you call 911 to address the fire first. We ask that you please call 765-289-7618, select the option for your location, then select the option for current residents. If it is after our normal operating hours, please call our emergency maintenance line at 765-587-0280. Never report a fire through a work order on your AppFolio online portal, as we need to be alerted immediately and this will only put it in our maintenance queue.

Fire Safety Tips

There are precautions you can take to help prevent fires at your rental. While they do not ensure that a fire will not occur, they can help to keep you and your belongings safe.

Ensure smoke detectors are working correctly. Per our Resident Handbook ( page 6 ), which all residents agree to follow in Section 1.43 of their lease, it is the resident's responsibility to test smoke detectors to ensure they are functioning properly. We ask that you test them once every 6 months. It is also the resident's responsibility to replace the batteries in smoke detectors when needed. If a smoke detector stops working entirely, please notify us as soon as possible.
Have a fire escape plan. Having an escape plan in mind for when an emergency occurs can help you get to safety faster. If you are in an apartment building, it is important that you note where the emergency exits and stairs are.
Use surge protector to protect your home. Surge protectors block or diffuse voltage spikes and surges that can damage items using electricity. Do not confuse them with a power strip—they do not offer the same protection!
Don't overload circuits or extension cords. Extension cords can overheat and cause fires. Make sure to use them properly and check the capacity that they can handle. If an extension cord is hot, it is a warning sign that it may be overloaded. Certain devices such as portable heaters, hair dryers, toasters, other power strips, and microwaves should generally be plugged directly into a wall rather than into an extension cord.
Check electrical cords for appliances for any fraying or cracking. Damaged cords and plugs are a fire hazard and must be unplugged and replaced immediately.
Don't run cords underneath rugs or between rooms. Extension cords can generate heat, which could start a fire. They can also be damaged by foot traffic.
Be careful when using portable heaters. Never place portable heaters near flammable materials. Turn them off when leaving the room or going to bed. They should be monitored when in use.
Keep lighters and matches away from children. Allowing children to play with fire is dangerous and can result in both damage and injury. It is best to keep these materials away from children, especially when they are unattended.
Don't leave candles, incense, or other objects with an open flame unattended. Candles and incense should be kept at least a foot away from anything that could burn. Candles should not be burnt for more than 4 hours.
Be careful when cooking. If you are cooking, do not leave your food unattended while you are preparing it. Remain at home when the stove is on and use timers to ensure food does not burn and cause a fire.

Paying Your Rent

How to Pay Your Rent

There are three options for paying your rent: you can pay online through your AppFolio online portal, drop off your check/money order to one of our offices, or mail your check/money order.

AppFolio Online Portal

To pay your rent through your AppFolio online portal:

Log on to your online portal. You will be directed to the home page.
Go to the "Payments" tab on the side menu. From here, you will have options to make a one-time payment or set up auto-pay. You can also view your balance, full account ledger, past payments, and scheduled payments.
To make a payment, click the "Pay Now" button.
You will be asked a series of questions regarding your payment method, payment amount, and payment date. Fill out this information and submit your payment.

Payment Methods on the Portal

When using your online portal to pay rent, there will be a processing fee, which differs based on the type of payment. Debit and credit card payments are accepted through the online portal only—they will not be accepted at our offices.

Drop off or Mail Check/Money Order

You may also choose to use a check or money order to pay your rent. You can either mail this to the proper office for your location, drop off the check during our office hours, or use one of our after-hours drop boxes (where applicable!).

Please mail or drop off all rent checks to: 1709 N. Walnut St., Muncie, IN 47303

Checks should be made payable to the proper payee, which is stated in Section 1.1 of your lease. They should not be made out to MiddleTown Living.

Please note: If you are NOT on a MiddleTown Property Group lease, the proper payee should have been included in your onboarding letter. If you no longer have access to that information, please reach out to our office for the correct payee.

If you choose to mail in your payment, you will be responsible for ensuring that the payment arrives before the due date. Late fees will be applied if the payment arrives after the due date stated on your lease. Please check your specific lease for the date in which rent must be paid before late fees are added. Your lease can be found on your AppFolio online portal, or you can request a copy from the proper office.

Traveling for the holidays? Make sure to prepare!

The holiday season is here, and for many of us that means traveling to visit family and friends. During the chaos typical of the season, it's important to prioritize properly preparing your rental for when you are away to avoid break-ins or damage.

To help keep your rental as secure as possible, we've compiled a list of tips to prevent any mishaps while you are away! Not leaving? You can still use these tips every day to keep your rental and belongings safe.

Protect Your Home

Lock your doors and windows. While this tip may seem obvious, it can be easy to forget to lock up before leaving. For those with code locks, ensure your door is completely shut and secure before leaving. For those of you with keys, make sure your door is locked. Check each window in your house to ensure they're all closed and secure.

Prevent your pipes from freezing and do not turn off the heat—set it to 55 degrees and open cabinet doors. While turning off your heat while you're away may seem like a good idea to save money, it can cause serious damage to your rental if your pipes freeze! Make sure your thermostat is set for 55 degrees or higher to keep your pipes from freezing in the winter. It is also a good idea to leave your faucets dripping and to open cabinet doors to circulate warm air. Check out our blog for more tips !

Secure your valuables. Make sure all of your valuables are out of sight if you are not bringing them with you. Do not leave them near windows through which someone could peek. Close all curtains and blinds to prevent anyone from seeing your belongings.
Unplug electronics and turn off lights. Unplugging your devices protects your home and your property against electrical accidents like surges. You can also save on your electric bill by shutting the lights off. Make sure to leave essential appliances like refrigerators plugged in.

Secure your garage and car(s). If your property has a garage, ensure that the door is shut and that it can't be accessed in your absence. If you are leaving a vehicle, make sure it is locked and doesn't contain any valuables. Besides being a way to prevent theft, electronic devices exposes to the cold for long periods in cars could also break. Leaving a vehicle in the driveway can also make it seem like you are home, which deters criminals from attempting to enter!

Don't publicize your departure. Letting non-essential individuals know when you will be gone can open yourself up to the possibility of being robbed while you are away. Only let those who you trust know when you will be gone. Refrain from posting about your trip until after you have returned, as social media posts can be spread the news that you are not home.

Let MiddleTown know if you're leaving for longer than a month. Units may be considered abandoned if they are left for long periods of time per your lease.

If you're having any trouble with securing your rental, such as a broken lock or jammed window, please let MiddleTown know as soon as possible. Issues with entry are considered emergencies. If they happen after hours, please contact our emergency maintenance line at 765-587-0280.

If the unfortunate happens and your rental is damaged while you are away, please let us know as soon as possible so that our maintenance technicians can assist with repairs. Make sure to always call the police first in any emergency situation, such as break-ins.
