Move-in Procedures

We would like to thank you for allowing us to be your new property management company. We know that you are excited to move in, so here is some information to help your move go smoothly and to welcome you to your new home. 


Below is a quick pre-move in checklist and more information about each item. 
  1. Pay account balance
  2. Set up utilities and provide account numbers
  3. Complete Pet Lease and submit necessary documents if applicable
  4. Provide Renters Insurance Declaration Page if applicable


Step 1: Pay Account Balance

Check your AppFolio online portal for your account balance. This includes first month's rent plus any applicable charges. This amount needs to be paid before you can get your keys or code and move-in packet. You will not be able to move in unless your balance is cleared. Below you will find different ways to make payments:

Pay Online through your AppFolio Online Portal (Recommended).

  • Make a single payment or set up recurring payments.
  • Setting up ACH Payments is FREE!
  • We accept Credit and Debit payments through the Online Resident Portal ONLY! Credit and Debit payments will be charged a processing fee.


2. Bring a check or money order to the office.

  • DO NOT make your check payable to MiddleTown Living. You must address all checks to MTPG and the proper payee. The proper payee will be stated in your lease as the lessor on the first line of your lease. Refer to the image below for how to write a check properly. We will accept checks or money orders in the office; Cash payments are not accepted.


Conditional Approvals

You may have a high account balance if you were conditionally approved. You still have the option to become fully approved by either providing income documentation that indicates you make 2.5x the amount of rent or by adding a cosigner to your lease before your move-in date. Please give us a call to help you get this process started.


Step 2: Utilities

You will need to get any utilities that are marked as needing to be in the resident's name on your Utility Addendum switched to your name before move in. You will need to provide the account number for those utilities to our office as well. Some utilities will be on our bill back system and will not need to be switched into your name. Please see our Utilities Information page for more information on how to set up utilities for your property.


You 
will not be able to move in unless the utilities are set up, and we have your account numbers. If you have questions as you set these accounts up, please reach out to us.


Step 3: Pets (If Applicable)

If you have pets, you will need to bring in vaccination records for each pet, pay the one-time $300.00 pet fee, and pay the pet rent which is $40 monthly per pet. You may pay this through your online portal or with a check/money order made out to the lessor stated on your lease. A pet lease agreement will need to be signed in the office if it was not already included with the pet's information in your lease If your pet is an ESA, you will need to submit the proper documentation. (Please disregard if you do not have any pets or if you have already completed this process.)


Step 4: Renters Insurance

You have been automatically enrolled in our liability to landlord insurance, which costs $14.00/month per property (unless you opted to purchase your own insurance policy). Please note: this policy does not cover your belongings. This insurance will protect the property in the case of damage. We will remove the charge if you provide your own insurance; it must include a $100,000 liability policy. A 30-day written notice will be needed to remove the charge. You will still be charged for insurance during those 30 days. Please see the Required Insurance Addendum in your lease for more information.

Move-In Day

Your move-in day will be the start date listed on your lease. Please note: we are unable to allow early move ins due to the preparation our team must complete before your move-in date. You will receive a key or code on your move-in day. For keys, you will need to pick those up from your location's office. Our team will message you with details closer to your move-in day on entry to your unit.


Move-In Form

Once you've received your key or code, you are free to enter your unit and begin moving in! However, before you begin to place your items in your home, you will need to fill out our online move-in form. This form notes the condition of your unit upon move in. It is imperative that you fill out this form and let us know about any issues as soon as possible to avoid being charged for them upon move out. You will need to submit it within 72 hours. Please provide detailed notes and pictures of the condition of the property. Only one resident per unit will need to submit the form.


All properties will receive a surface clean before move in. This is not a deep cleaning of the unit. If you find that your unit has not received a surface clean, please contact us immediately.
